Why the range is so wide
The biggest swing is the property-tax escrow: the same home pays very different taxes in Cranford, Elizabeth or Westfield, and your lender collects several months of it up front.
The second is your lender. Origination fees run from zero to 1% of the loan, and that alone can move your closing costs by $5,000.
